Welcome to our stunning Victorian property nestled in the affluent area of Lytham St Anne’s. Just an 8-minute walk from both the train station and the vibrant town center, and a leisurely 15-minute stroll to the beautiful blue flag beach and iconic pier, this home offers the perfect blend of convenience and tranquility.

The ground floor is fully accessible, featuring a ramp to the front door and a well-appointed wet room with accessibility in mind. Complete with a wet/dry toilet, fixed-height semi-pedestal wash basin, and a Mira Select Flex shower specially designed for accessible wet rooms, as well as a Padded Shower Seat with Arms and Backrest, this space ensures comfort and convenience for all guests. Additionally, a full room coverage Go-Lift XY hoist system is available in the wet room and downstairs bedroom for added accessibility. For added convenience, a commode is also provided on-site if needed.
The ground floor also boasts a spacious dining area, with a large table seating 8 people, as well as a second dining table in the kitchen accommodating another 8 guests – perfect for enjoying meals together.
Ascending to the upper floors, you’ll find seven further bedrooms spread across the second, third, and fourth floors. Each room is thoughtfully furnished and provides a cozy retreat for a restful night’s sleep.

At our holiday home, guests will enjoy full and exclusive access to the entire property, including the beautiful garden area. You’ll have the space all to yourselves, as there are no shared areas here.
Please note that while you’ll have the privacy of your own space, there are neighbors on either side, as this is a residential area. We kindly ask that guests be considerate and respectful of the neighbors, keeping noise levels to a minimum after 10pm to ensure everyone’s comfort.

House Rules:
1. **No Smoking**: Smoking is not permitted inside the home or outside the front door. Smoking can set off the fire alarm, which is connected to the fire station.
2. **Leave it Tidy**: When leaving the property, please ensure it is left as you found it. Please tidy up and dispose of all rubbish in the correct outside bin.
3. **Bed Stripping**: Please strip all used beds before departure.
4. **No Parties**: Parties are strictly prohibited on the premises.
5. **No Extra Guests**: Additional guests beyond those specified in the booking are not allowed.
6. **Respect Neighbors**: Please respect our neighbors. Quiet hours are from 9pm to 9am. Please keep noise levels down, especially after 9pm.
7. **Care for the Home**: Treat this house as your home for the duration of your stay. Please care for it accordingly.
8. **Security Measures**: Ensure all doors are locked and windows are closed when leaving the property.
